Never buy a home without a home inspection, no matter how new, or how cheap. We learned this the hard way. We bought a fixer upper. We knew there were problems, but we never realized the extent.
First - the septic tank was UNDER the diveway. We drove on it for a year, doing 'who knows' how much damage before we found out.
The chimney was a 'fake' that was put in to increase the price of the house. The 'new' windows were reclaims. The well was 'topped' with bleach and clean water for the 'test' - it is often in the dangerous levels. And the list goes on.
Our expected $20 000 of improvements has grown to $120 000- more than we can hope to resell the house for.
